Overview

The Committee shall work with contracted consultants, Town Staff, and other stakeholders to conduct a comprehensive review of Tyngsborough's Zoning Bylaw and Zoning Map and prepare a report of recommended revisions.

The Committee's work and recommendations should reflect the Town's expressed goals, existing land use conditions, opportunities for improving housing stock diversity, publicly accessible open space, current economic development trends, and support for improving the vibrancy of existing commercial and retail districts while pointing out how to best accommodate current and expected development trends.

Although the scope of work covered by this effort is extensive, the following are key areas of focus for the committee:

  • Strengthening Zoning Language through clarifications, simplifications, and identification of uses that could be permissible by right in specific districts
  • Evaluating Zoning District boundaries, uses, and overlays for new opportunities and elimination of split-zoned parcels
  • Evaluating the Special Permit vs. Site Plan Special Permit vs. Site Plan Review processes to clarify the process for applicants and special permit granting authorities

Over the past two years, members from the Tyngsborough Zoning Review Committee and Planning Board have worked with contracted consultants, Town Staff, and other stakeholders to conduct a comprehensive review of Tyngsborough's Zoning Bylaw and Zoning Map and prepare a report of recommended revisions.
