Tyngsborough Property Values & Tax Rate for FY2012

The Board of Assessors completed the Fiscal Year 2012 Interim Revaluation of all assessed property values as of January 1, 2011.

The new assessed values were derived through analysis of the property sales that occurred during calendar year 2010.  The total assessed valuation of taxable property in the town remained stable from Fiscal Year 2011.  The assessed value of the average single family home in Tyngsborough for Fiscal Year 2012 is $316,400.  Valuation changes will vary for individual parcels according to style, condition, location, and size.

In addition, the Board of Selectmen has set the tax rate for Fiscal Year 2012 at $15.29 per thousand of assessed value.  The increase in the tax rate of $1.12 occurred for two reasons:

1) to compensate for using the final state reimbursement for the high school construction project which reduced last year’s tax levy, and 2) to fund the operating budget for Fiscal Year 2012 as voted at the Annual Town Meeting.

The new tax rate and property values will be reflected on the tax bill that will be mailed by December 31, 2011.  The Board of Assessors reminds property owners that applications for Real Estate Tax Abatement must be received by the Assessors on or before the filing deadline, which is February 1, 2012. For the convenience of the taxpayers, the Fiscal Year 2012 property values will be available on the town’s website by January 1st.

Personal Exemptions, such as legally blind, disabled veteran, and seniors on fixed incomes, are also available until March 31, 2012.  Applications for abatement of the Community Preservation Act surcharge are also available.
