Our Office Handles:
The primary function of the Assessor’s Department is to value all Real Estate and Personal Property within the Town of Tyngsborough.
The Department also administers all Motor Vehicle Excise Bills, Real Estate Exemptions, Real Estate and Personal Property Abatements. The Assessors Department has Chief Assessor and 3 Elected Assessors.
Items of Interest:
- Fiscal Year 2012 Tax Rate $15.29. All classes.
- Revaluations: Triennially FY 2014 & 2017.
- Interim Years: Values are adjusted to reflect the current market value.
- Maps: Assessors maps that show every parcel location are available for $1.00 a copy
- Sub-division plans and other reference maps may be available in the office and all recorded plans are available at www.lowelldeeds.com . To obtain certified plot plans please contact the Mortgage Company or the Closing Attorney.
- Deeds: copies of most deeds are available, at www.Lowelldeeds.com.
- Abatement Applications: Must be filed on an approved form with the Board of Assessors by February, 1 or 30 days after the date the tax bills were mailed, whichever is later.
- Exemption Applications: Must be on an approved form with the Board of Assessors on or before December 1 or 3 months after the actual bills are mailed for the fiscal year, whichever is later.
Important Information Regarding the Fiscal Year 2012 Tax Rate
The citizens of Tyngsborough voted in May 2010 to use the final state reimbursement for the Tyngsborough High School construction project to fund part of the town’s annual operating budget. This reduced the Fiscal Year 2011 tax levy which helped to stabilize the tax rate, increasing only 22 cents per thousand over the prior year. ($13.95 to $14.17) Without that offset, the tax rate increase would have been much larger.
Therefore, since the town will not receive any further reimbursements from the High School Construction project, the tax levy will have to increase for two reasons: 1) To compensate for last year’s reduction of the tax levy. 2) To fund the operating budget for Fiscal Year 2012 as voted at the Annual Town Meeting.
It is anticipated that the new tax rate will increase considerably. The new tax rate will be certified by the Department of Revenue by mid December. The new tax rate and final assessment will appear on the actual tax bill which will be mailed by December 31, 2011. If your taxes are paid with your mortgage, be advised that adjustments may need to be made to your escrow account.
